The Villa are being restored and are looking pretty nice. my family stayed in a older Villa and it was ok. The grand kids enjoyed the activities.

Not bad. It's a comfortable place to spend a weekend. The kids enjoyed themselves and it was definitely good to have the space and the full kitchen. Only negatives were the mistaken knock on the door at 2AM by maintenance to bring towels to our room.... We didn't ask for them. The neighbors did. Also, the sales presentation was BRUTAL! Worst salesman I've ever seen but I knew it was a part of the deal. Also, I didn't like the layout of the of it with little kids. One bedroom was in the basement, the other was on the loft floor. Also, only had queen beds... Master should have a king at least.

Fun experience just because the people we went with and the location. The unit we stayed in had an extremely small water heater and we couldn’t take warm showers for more than 3 minutes without the water going cold. They also have the worst policy I’ve ever heard for internet trying to charge $10 a day per device which is literally despicable considering complimentary WiFi should be everywhere by now haha. Don’t go here if you don’t want cold showers, unrennovated units, the worst overpriced internet plans, and a sales pitch for a timeshare around every corner. The town and the mountains is amazing but I would not come back to this resort again nor recommend it to anyone ever.

Good place for a quick getaway. The kitchen sink was clogged, so cooking in the room was kept to a minimum. Water bumper cars was fun.

Good:
Amenities. There was so much stuff to do, such as golf, ropes courses, pools, and the like. Our villa had a Jacuzzi and a sauna free of charge.
The Staff: The staff was extremely polite and friendly. One of the people I was with flew his drone into a tree, and the staff helped us get it down.

Bad:
Cleanliness: Our villa was kind of dirty, and another villa our group stayed in was greasy and had clogged toilets. Needs a good cleaning.
Wifi: No free Wifi unless you have AT&T, and even then it is $10

My family Loves a getaway at the Villas at Tree Tops. There's fun for everyone. From blue lighting tubing to horseback riding and many more in between. The area is just beautiful all around. The 2 bedroom villas are the best. So much space n fully equipped.

I've been coming here since I was a little boy. My grandparents were owners here back in the early 80s to early 90s. I am now an owner and while things are largely the same as they were when I was a kid, they've updated some of the villas with hardwood floors on the main floor (living room/dining room) and they removed the shag carpeting around the jet tub in the master bathroom (hey, it was the 80s!). We lost power during a nor'easter the weekend we were here and they should have told people before we got here that they had no power, so people didn't drive 2+ hours to come up to the resort, just to be handed flashlights at check-in. We were very disappointed this trip because we had infants with us and people that needed electricity to power medical devices. This caused us not to stay for our vacation. It was very disappointing. Outside of the need to invest in their infrastructure and get some backup generators, there wasn't much they could do. This isn't a bad place, but for what you get for the money, it's not an overly terrible place to stay.

The location was a little difficult to find due to it being wrong on the gps. Once we found the location with help we were guided by staff. We recieved information and a tour by Fred the whole afternoon. We visited a beautiful 12 person villa. Very spacey and it had supplies to help make a families stay simple but very pleasant. The grounds was limited to us because of all the snow but we heard of the amenities and look forward to using them. The staff is very friendly to us and each other like family.

Overall the facility was nice. We used the shuttle, two pools and tried snow tubing. One of the pools was very cold and the sleeper sofa was comfortable for children to sleep on as a bed but uncomfortable as a sofa. Some of the winter amenities were closed during our visit, like the bunny hill for snow tubing which was unexpected.

Spent a week before Christmas here. Very nice condos. Three floors with lots of stairs, we knew this before arriving. Our unit had a bedroom and jacuzzi downstairs. Main kitchen and dining room with half bath on middle floor. Upstairs had another bedroom with full bath. No free WiFi in units, but offered free in activity clubhouse. Very nice unit and resort.

My family goes to resort every other year. Some in the family are getting bored with the resort. We really enjoyed the arcade, it was our grandkids favorite place next to the swimming pool. Will the arcade be replaced? If so when?

The location makes you feel like you're in the woods. It's a great setting with a lot to do around or within an hour drive! The service for a wedding was great and rooms were clean!

Clean Comfortable and Cool. Fernwood is truly a family destination. They have so many fun activities for the young and young at heart. Indoors and out. The prices are very affordable. I have attended Fernwood resorts for over 20 years some have been good some years not so good. But now its almost perfect. Bonus the area also has many attractions if you want to venture out but you dont need too

4pm check in ended up being delayed an hour and a half for unknown reasons. Floors on the main level were sticky and the bedroom downstairs reeked of smoke. The refrigerator wasn't working. Called maintenance twice the first night to get it looked at and all they told us each time was to wait 2 hours and call back if it didn't cool down. Called again a third time in the morning after having to toss all of the refrigerated food and they finally got us a new unit. They did give us vouchers for the on site restaurant to make up for the lost food. Not a great stay this time around.

The villa was old and not to clean. Stains on the carpet and sofa. The activities were nice, the children enjoyed themselves swimming and tennis. They had shuttle buses that Stopped throughout the resort, so if you didn't want to drive, you wouldnt have to. The grounds were will maintained. The villas had full kitchens. The place was nice just not old and needed upgrading. Things like that.

I love it here! We try to go at least once a year sometimes twice. The staff is pleasant and helpful the amenities and activities are amazing! Lots of different pools to choose from!! The units are clean and updated with style:) would definitely recommend my friends to go!

Snow tubing was fun. Not many people there so the wait was minimal. Pricing was good compared to everything else in the Poconos. Would recommend get everything with price making the difference.

A lot of things to do! We couldn't do everything we planned over an entire weekend of time. Villas were clean and everything we did ended up being a lifetime experience. A lot of outdoor activities. And a lot of indoor activities. Inexpensive except for a couple of bars are a little pricey with food and some wine. OVERALL great weekend stay with the family! Horseback riding, zip line/rope course/snow tubing was AMAZING!

We were pleasantly surprised with our stay at Fernwood resort. We booked our stay through Wyndham Vacation timeshares upon seeing that there was availability for the holiday week between Christmas and New Year’s – we live an hour away from the Poconos and thought it’d be nice to get away without going too far away. We wanted to be near Shawnee to spend a few days skiing there without the hassle of driving back each night.

Our unit was in the Villas at Tree Tops section - I read the reviews only after booking and had some initial hesitations about going through with our trip. But when we got there, we were very happy with our unit – we had a cozy studio unit for myself, husband, and 2 little girls (the girls slept on the pullout couch while my husband and I were on the full bed). The bed had clean and comfortable bedding (sheet covered duvet like the newer hotels had, not the dated bedspreads depicted in the photos). The unit was stocked with plenty of clean towels and basic toiletries (soap, shampoo). It was a very clean unit. The kitchenette was small as to be expected with a studio unit, but perfectly adequate – 2 stovetops, a small fridge and sink, a coffee maker, a toaster, and a microwave oven that could do double duty as a convection oven if you chose. We were mostly using the unit as a base for skiing during the day, so really only did breakfast there during our 3 night stay. It would be a tight situation for a family of four looking to hangout in the unit but it was great for just being a home base for our vacation.

The amenities at the sprawling resort were plentiful. They had a tubing facility, White Lightning onsite – our girls had a blast doing that one day (also good because the tubing sessions at nearby Shawnee where we were skiing were sold out). They had a nice indoor pool and fitness center. They had an activity center across from the lobby that was a nice little “clubhouse” for various kids’ activities – board games, crafts, etc. . . .my girls went there one day for about an hour. The resort also had an onsite treetops course, and then for the other seasons golf, tennis, basketball, paintball, and probably other things that I don’t know about. We really enjoyed our time there and will probably go back because it was perfect for what we wanted – a little family getaway from city/suburban life, but with basic amenities.

Really the only downside with our stay there was that the first 2 days the resort wide WiFi (operated by AT&T) was down so my husband had to go the lobby to do his office work on the first day. It got resolved during our visit.

I don’t usually write reviews for hotels/resorts but wanted to counteract some of the negative ones I've seen with our positive experience. It was a great experience for our family and we will be back.

My family and I were here last week. We will definitely be back next summer. Well done to the staff. It is just beautiful,we loved our villa,the pools were fab! None of us wanted to leave . It was just cozy and fun. See you next August :-) :-)

Overall we had a fantastic time. If you are traveling with a family with children who use WiFi daily, try to bring activities or shop for some once you get here. Enjoy the activities provided as well. It's a beautiful place away from home. Can't wait to visit again.

My family LOVES Fernwood Resorts. We stay at Tree Tops and Fairways. It's family oriented and there's lots to do. We were ther 2 weeks ago and we are going back again today.

Our 2-BR Villa (1203) was very nice. Everything was clean and the floors on the main floor had recently been done. No funky smells, good selection of kitchen tools and utensils. There are plenty of things to do unless it rains. There are National Parks and State Parks nearby for plenty of free hiking; there is also horseback riding, canoeing, rafting, adventure courses, etc. that are not free, but the price is not exorbitantly high. There is mini-golf, badminton, volleyball, tennis, and a small indoor game room. There are 2 indoor pools and 4 outdoor pools. I would have given it 4 stars, however, we found mouse poop-----yes, mouse feces--- in one of the beds. Yes, in the BED! It was all around the perimeter of the bedroom too. None of us wanted to sleep in that room. The weird thing is that the front desk referred us to housekeeping and maintenance and they both thought it was normal. In fact, the nice young lady who came to change the sheets and vacuum told me that even if I changed villas, I would probably find mice there too but more likely in the kitchen since they tend to hide behind the microwave and inside the stove drawer. Okay, we are out in the "country", but a simple door sweep can ensure that rodents don't walk in through the front door. The staff are nice and take care of problems right away. The only thing that was unsatisfactory was the way the mouse problem was handled. I just don't think mice should be running around villas. Also, I think it's a bit odd that they ask you to strip the beds and put all of the towels in a particular place before you check out. I would have put the towels all together, but strip the beds?
