Excellent place for families to go on vacation. My parents own a timeshare and we've been going the same week for over 20 years. I have lifelong friends because of Villa Roma. 5 stars from me. But be careful, people take the 10:15am Bocce tournament very seriously.

Rooms are spacious and staff is incredibly friendly. Something for everyone to do and lots of nearby attractions as well. Best way to describe it is a cruise ship on land. Wifi is slow, but that's the only downside. Staff is incredibly friendly

Been coming here for 12 years. Love it each year! The amount of detail here is great. Everything from treating the road and scrubbing stair cleats. The staff is great always with a smile. It really seems like everyone wants to be here. Way too much stuff to do to put in a review. The family is great everyone seems to be very fun. Week 28 is where it is at plus huge games of volleyball ! Wake up early for the pool cuz all the families already know what chairs they take each year. In short it is great five stars. Little expensive for the food.

I will start with the good stuff:
The lobby was renovated a few years ago and still looks very nice. The food in the dining room is surprisingly good and the dining room is very nice. Similar to the dining room on a nice curise ship. Take the meal plan for solid breakfast and dinner (you may gain 10lbs). The staff in the dining room is excellent. There are a lot of families and the energy is great at the pool.

Now for the bad:
The rooms are terrible. I've stayed in motels that are in better shape. We paid over four hundred a night to be uncomfortable for 3 days. My daughter did not sleep well a single night. Her room had the air compressor (for the AC) and every time it turned on it was so loud it woke her up. The air registers would also rattle. The walls and ceilings are not sound proof and you can hear every single conversation from the rooms in every direction. We were also next to the elevator and it was very loud. The carpet is stained and is threadbare at the seams. The furniture is all dented and in terrible shape. The sheets on the bed felt like sandpaper, the pillows and mattress like rocks. The walls are all dinged and the paint is chipped. Our front door had extra drilled holes where someone did not install the deadbolt correctly. The bathroom was fiberglass everything (shower, tub, counter tops) and the ceiling was dropped and stained and the ventilation was dusty and disgusting.

The front desk is well aware that all the rooms are in bad shape and only offered a 10% discount and an apology. I have never felt so bamboozled by a hotel before. I have been robbed by Villa Roma.

If they contact me and invite me back after correcting the issues I will update my review. Until then, you've been warned. Many of the higher rating reviews say the same thing but they are nicer because they have been going to Villa Roma for years. I can tell from a few conversations that even the long time customers are disappointed.

Highly recommended for families with children or a couples getaway any time of the year! Get away to the Catskills for a throwback experience to simpler times. Daily bingo, fun shows, and friendly service in the dining hall. Doc Holliday makes it an even more memorable experience!

I was on a student leadership retreat when attended the Villa Roma. I really enjoyed the food and the wait staff that was assigned to our group in the dining room were very polite and attentive. One issue that I had was the odor in my room. It had a very strong musty/mildew smell. I was only there for a weekend, but I don't think I could have inhaled that pungent smell for much longer than that. Perhaps getting the carpets, draperies and furniture steamed might help with the smell or replace everything altogether.

Another issue that I had was when I visited the boutique. There are some beautiful items of clothing displayed in the window and inside of the boutique. When I entered, the salesperson was not very welcoming. I didn't receive any customer service. I was not offered any assistance as I walk with a cane; nor was I asked whether I needed any help. I asked the salesperson if credit and/or debit cards were honored. The manner in which she answered me, I got the impression that she was not interested in my business. I looked around for a few more minutes, but I did not feel welcomed, so I left. There were a few items that I would have liked to purchase had I been offered some customer service. I hope on my next visit, the customer service will have improved.

It is getting run down and needs to be maintained a bit better. The zip line was a cute idea but so short. it would have been better on the mountain maybe even add an Alpine Slide down the mountain? . They don't seem to be ready for the guests on week 24. They are too busy getting ready for week 25 guests. ( Start of summer) The snack shack by the pool wasn't open and the barn for the horses has seen much better days. That could be a really cute petting zoo by the barn if they spruced it up. The staff at the hourse back rides is super friendly. They were so good with my special needs son. I do recommend the hourse back ride. The guides are very knowledgeable and took my son to see a bald eagles nest with an eaglet in it. We will probably trade next year and try again the year after.

Beautiful place to spend the weekend.. We wanted a weekend getaway with a family of 40 of us without having to go out of state and This was our first time.

This resort has everything from Indoor/outdoor pools, Jacuzzi, dry Sauna, bowling, tenis court, basketball court, ziplining, small nature trail, bumper boats (with water squirts), go carts! We had so much to enjoy.
The salon and Spa Masseuse are professionals 👌 who know what they're doing.
Do not leave without getting at least a back massage. They're excellent!

And the lunch, cocktail hour and dinner was absolutely delicious! A must to enjoy the wonderful food.
We will definitely return and probably year after year!

My wife, two boys (3 & 5 years old), and myself stayed here via time share for one week. Everyone had a great time and all wanted to stay longer. The rooms were large, with locking safe, with a good view, but a little dated. The staff was very courteous, attentive and pleasant. Food and service was good. The free bus service got us around and the different pools were great. They had a lap pool, regular pool (with large slide & mushroom water falls), kiddie pool (with two sides), a water slide on one side and a large refilling water bucket that spills over (my older son and I loved that one). The hot tub pool has a water fall, and center island. There was a water spray area for smaller kids. We did not try the indoor pool. The kids loved child camp and we loved the free time it gave us. They had a game room, bumper and paddle boats, and too many things that we did not try. The surrounding area has many things to do. My wife and I have traveled to many countries and to many states, but with the kids, this is a great place and easy to get to from NYC.

Have been here numerous times over the years. Unfortunately, this time was Far From Great. Seems like they halved the amount of staff...so whether you stopped at the front desk for an activities sheet at MIDNIGHT (and had to wait 30 minutes to get it), or asked for something in the dining room...(and never received it), it seemed to echo either Understaffed, or Just Don't Care. We just returned from President's Day Weekend. A FAMILY BASED WEEKEND. I would think they'd have entertainment to include the kids. They did not. They had a couple of comedians...the adults thought they were funny, but the kids and teenagers were lost. They also had a great singer, but he sang almost ALL oldies. Sinatra, Nat King Cole, etc.... Again, NOT kid friendly. We went to "Marty's Lounge" a few times. They had a wonderful DJ there, playing all current music...but the kids (teenagers) were not allowed in. So we, as the parents, did not stay either. I think they need to reevaluate their processes... ALSO, Went up to the ski chalet while the kids went skiing. Still love it there! However, the women's toilet overflowed out into the restaurant area... It was never sanitized from what we saw. And this was a carpeted area! Stunk there for days.... So, to sum it up...lousy service all around. Good entertainment during a regular week, NOT a family week. And food, that was always Great before...was just OK at best. Did I mention that they served old, stale cake for dessert one night?? Our entire table threw it out! (Spoke to the manager at the restaurant, he left our table to go "look into it", we never saw him again.... )Or that their Vodka Sauce was NOT edible on two separate occasions. And this for about $500 a day for a family of 3. I really hope they get their act together, or they won't be around much longer....

A Catskill resort...ala Dirty Dancing...which has honed the careers of many American comics was on my bucket list. We loved our visit to Villa Roma. Two hours from NYC the resort is a little worn and meal packages come with NYC type prices, but since I was looking for a 1960's resort experience I loved it. Doc Holiday and the resort activities staff are worth the trip, alone. Nightly entertainment us safe for families and the most proper grandmother, but still fun for young adults....but OMG the nightclub chairs are not buttock kind. We recommend staying in a villa and making a local grocery run. On resort shuttle service is excellent in carrying you back to the main hotel building for the shows and main house activities.

I enjoyed my time at the Villa very much. My only complaint was my mattress. I felt like I was sleeping on a slinky. I did tell the front desk and they said someone would check it out. Hopefully the next guest has a better bed.

Great place. Lots to do. Friendly staff. The place was a little dated but very well kept and very clean. If you go try the horse back riding, beautiful views and a GREAT guide Kenny aka cowboy. The only thing is that the food was not very good, bring your own stuff, but with everything else there is its something that is easily overlooked. Will definitely visit again

Absolutely disgusting. I travel for a living, and stayed here for a racetrack event at Monticello. FIND A AIR BNB. The new casino will be open in March, Thank God.

One star is for being the only hotel in the area, and the other is for the service at the piano bar upstairs. We were put in the "timeshare" building and as one of my colleagues staying in another room put it; "I didn't even want to touch the phone. We went out and bought our own sheets and blankets and left ASAP after one night. Very gross. For $300 a night, you guys should plan a proper PIP plan and update.

We stayed in a time share room belonging to family friends. The service is friendly and helpful. There are definitely things that need to be updated about the facility but the rooms are clean and spacious. It is great having a kitchen facility. We did not have any interaction with the restaurant as we are either in the room or off site.

The best place to have a family vacation. Front desk available 24/7, quick response, rooms are clean..., the only thinks I had to ask for, repeatedly, it's a paper towel and a toilet paper. This part of the service has to be improved.

We were at Villa Roma's Timeshare from Sept. 18-24, 2017. Enjoyed the amenities very much had no issues, yes some of the areas could use updating but our unit was very nice, our group of units kept very clean. House keepers Holly and Niki could not do enough for us and decorated the lobby with fall and even had Halloween candy in a dish. Loved the adult Jacuzzi. Plenty to do, rec. manger Dr. Holiday kept things rolling. If you did not have a good time it is your own fault. Cesar night in the main dining room very good. Would recommend and would go again.

Our stay here was very nice and relaxing. The food was very good, though a little pricey. We ate at Eleanor's twice, pizza and subs, and that was very good. We looked at the menu provided with the dinner selections for the week at the main dining room and chose which days/meals we wanted to eat there. On some days we ate at Eleanor's or at local restaurants. Our room was dated, but very clean. Everything was in working order, though the air coming out of the AC was pretty damp, but not terribly uncomfortable. We enjoyed the amenities as much as we wanted, we played lots of golf on their golf course and other local ones. The staff was wonderful, we loved the shuttle, and participated only in the events that were of interest to us. Yes, it needs updating but we found nothing to be disgusted about.

This place should not be called a resort. It should be known as a sad, timeshare accident.

We went with our 3yr old son for a labor day family weekend and the only reason we picked this "resort" over Kalahari or Great Wolf Lodge is because the website said there was full day childcare included in the rate. I called to confirm and they told me there was. So, we booked it.

Once there, we were told we were too late to sign up for the Saturday childcare and they don't have childcare on Sunday or Monday because that's when the Timeshare people leave. Apparently this whole place is dominated by Timeshare holders and they looked miserable. As they rightly should be, having made the mistake of investing their vacation money into a horror movie version of a family resort.

The only saving grace of this resort is how nice and helpful their staff are. But the food is terrible, the place is extremely old and it's never been updated and though the employees are nice, they're not very well informed, ie, the childcare.

This place was the place to be in the 80's 90's.
after a fire hit it back then it all went down hill. It used to a great family resort. Plenty of food and things to do.
Then timeshare came into the picture and it all changes. I think it changes owners and it could never be the way it used to be. Now mind you I haven't been there in 25 years but I will always have the memories in Villa Roma growning up.

Our room was comfortable but dusty. There were dusty cobwebs on the lamp between the beds. The food and service were mediocre. But there were lots of things to do. Several pools, including a huge adults-only outdoor hot tub with a little cave and a waterfall. A little pond with bumper boats, bocce ball, tennis courts, a nightclub. It seemed like a good place to bring kids. We really enjoyed the little ice cream shop. There's also a hilariously outdated arcade with games from the late 90s, several of which were out of order.

I am a timeshare owner/guest and I've stayed in both the hotel and timeshare rooms. I loved both. I have loved it so much i have been coming since I was 2 years old and have continued the tradition with my children. I look forward to our visit here every year!

It's a wonderful space that appears to have fallen victim to neglect over the years. The food is mediocre at best, and the decor hasn't been updated since Ronald Reagan was president. Still, there is a dedicated and energetic staff that thoroughly enjoys entertaining the guests, and enough fun activities to help the time pass. If they they could have that same dedication to room maintenance and food quality, this place would be the best.

The resort has plenty of things for people of all ages to do, and they really try to provide fun family entertainment for everyone. The meals at the main dining room have all been delicious and the wait staff was phenomenal. My only complaint would be that there needs to be some work done to help spruce the place up and they also seem to be a bit shorthanded at times. However all of my family from age 70 down to age 13 have had a wonderful experience and we would definitely come back. This is truly a treasure from the past. Thank you

Did not stay at the villa, was skiing at the hill. As locals we love it. Affordable, well maintained trails, great staff, wish there was lighting on the middle hill at night they close it down and your limited to 2 trails. only complaint is the funky smell in the lodge kind of has a mold/septic gas scent address this and maybe some modernization in the lodge and it's 5 stars.

Older place (I don't mean historic. I mean old as in it needs a serious facelift). Older rooms, beds, etc. Worn out bowling alley and games. But their helpfulness and friendliness made up for much of that. They didn't pester us about joining and left us alone. That was much appreciated. Earned four stars because of that imho.

If you want peace and quiet or a family getaway Villa Roma is your New York State destination. There are many fun things to do for example horseback riding for adults and kids (pricing 40 per adult and 10 per child ), different indoor bounce activities and rock climbing for kids (pricing 5 bucks) etc. Myself and my family stayed in one of the Timeshare villas which are very spacious, and comes with a kitchen. We didn't get the meal plan because it was cheaper to cook our own food. There are grocery stores nearby (less than 3 miles), Pecks and Family general that's where I went shopping. I suggest that you check out the local farms.

There was no signal except on the slopes. The food was bad and under flavored while other foods were too garlicky and salty. The cut fruits were all spoiled for breakfast for 2 separate days. The rooms were very clean and spacious. The shampoo provided smelled great. The pool was very big and the water is 3 to 4 ft. The ski slope and snowboard slope was a shuttle bus ride away and very steep. Even the beginner one was very fast and there were no teachers while going down super fast. The plates were cleared out quickly off the table and it was buffet style.

Villa roma resort is a great place. I was here for a conference and the only bad thing was there wasn't much open because it was the off season even though they advertised that the activities were available. They also got "skunked" the day before our stay.

Our first room was beautiful BUT shortly after we unpacked, found out the hot water didn't work! Called the front desk, moved us to another (not as nice as the first room) room. Thankfully the hot water was working in this room. Was there for a Chris party, cocktail hour was good.. dinner was horrible. Fish undercooked (possibly still alive) and veggies were mush.

Villa Roma is nestled in a cute spot in the catskills. My family has had a timeshare here for over 25 years, and every year income I still have a great time. It's next to two cute little one horse towns that have some good places to eat, as well as some charming stores. The rooms are very clean feeling, and every staff member is kind and friendly. The only thing they could improve upon is the quality of the night time entertainment, and their volleyball net.

Fantastic resort. Fun for the whole family, babysitting/kids club available, clean facilities, comfortable rooms. The staff is helpful, friendly, and approach you (but not obnoxiously) to ask if there is anything they could perhaps get for you, or direct you to a location. Shuttle bus runs smoothly and frequently. Daily schedule of a tremendous amount of options for recreation and entertainment. The food is great, but very very rich and sometimes a bit heavy (at least for my sensationally sensitive GI tract).
