The 3 stars is not for the hotel entirely. The rooms were clean and the beds were comfortable. The staff was not very accomodating except for Benny- he was awesome! The staff could learn proper hospitality from him. The hotel is close to Market St and the area is filled with homeless people. We felt very unsafe walking back to the hotel. GIVE BENNY A RAISE!

If anybody is trying to find good deals on hotels visit HoteIBully. com booked a hotel on there and they had the best rates anywhere!

Room was clean as was the rest of the hotel. Hotel staff was very helpful and friendly. There was some construction going on so their front doors were not being used. I wish there had been a more visible sign for us to know where to go. Passed by the entrance our first time around. They did have a sign but I didn't even realize it was the original hotel entrance. It was the perfect place to stay if you are going to the theater! Literally right across the street.

Hotel is in a great location. It's very close to the BART station and close to many restaurants and drug stores like CVS. The rooms are good too. The bed was comfortable and provided a good view of the city. There is a pool and a gym that has treadmills and elliptical machines but no weights. The staff is polite friendly and helpful. The only downfall is since the hotel is non smoking people go outside the exit doors at the end of the hallway and have a smoke. The smell comes right back and travels down the hallway and into your room. Especially mine as I was right next to the exit door. Other than that this hotel is a go!

Remodeling on (at least) ground floor in August 2018. Rooms are fine, if a bit dated. Staff friendly and efficient. Area is a mixed bag. Tech workers and tourists during the day, and it's hard not to be accosted by homeless at any time, day or night. Half a block from Market St., so convenient for transport. One block from the Market, a While Foods-like store with lots of made to order food choices.

Rooms are well cleaned, we got a room on the top floor and it had great views of the city. The parking is a little bit on the expensive side, but it has in/out privileges. Overall great hotel

This hotel is decent. The staff is friendly and they have consistent room service. However, in my particular room, the air conditioning unit produced a bad smell. Other than that the room was fine.

The area isn't the best but the hotel itself, the service and the staff were all excellent. The room was clean and comfortable. I wish there was a channel guide in the room for the TV but if that's literally the only negative thing I can think of, that means I had a pretty good stay.

The rooms themselves were clean, and the bed was comfortable. The staff was top notch, Livia, who checked me in was fantastic. But the floor I was on had a door that looked like it had been busted in, with a gaping whole covered by tape. Which made it feel unsafe. The room was also very bare. I would stay here again. Just not my first choice in the area.

Pic was my view.

Room is small but clean. My room doesn't have a desk, but it may be because it is a handicap accessible room. A/C works well. Convenient location and the staff has been great. The restaurant is not bad as well.

The rooms are nice and I was very happy with the staff and the services. The location is convenient to the sights and public transportation. The only downside is not the fault of.the hotel. The area outside the hotel is blighted with drug activity and drug zombies. The hotel has guards in the lobby and you need a room key to use the elevator so I did.not feel unsafe. Overall, I thought it was a good value for an expensive city. Hope the city can clean up the drugs.

This location is NOT a place I recommend for anyone with a family or young children. There are active drug deals going on within steps of the front entrance. The homeless make walking into the hotel nearly impossible. If you want a refrigerator in your room no problem 20.00 a night. I recommend the Holiday Inn Express at the Warf safer, free breakfast and refrigerator and microwave in room. A better value. I am a IHG premium customer and thus is the worst location I've experienced.

Always a pleasant stay even if the rooms arent super fancy. Everything is clean, the staff is helpful, but you will have the occasional issue with something. Like my room that had NO HEAT and would only blast ice cold air. I even called front desk and nothing was done. So this time, 2 stars because that was a very poor experience.

The facility was pretty nice, but the surrounding areas felt shady. There were homeless people on the sidewalks nearby. Also the gym was just full of cardio machines, no weights.

The homeless immediately surrounding the hotel make it very uncomfortable to get in and out of the hotel. The staff I imagine so their best to clear as much as possible, but it's still extremely off-putting and makes it feel unsafe.
The staff is polite, but don't listen. They like to repeat themselves over and over despite providing a response the first time. This happened several times during the trip.
Check-in was a breeze and the agent that assisted was super helpful. The room was clean. Overall a mixed bag experience.

It clears my basic requirements: linens and bathroom are acceptably clean and the beds are comfortable enough to sleep in. The wallpaper doesn't look clean and is peeling in less visible places. The tub in the bathroom has a textured bottom to prevent people from slipping, but it also makes it look somewhat dirty before I even used it. A hotel room needs to be impeccably clean to earn four stars from me, and it only gets five stars if the amenities make me never want to leave.

Rooms were clean and decent. Nothing special as expected. Just generic rooms. My room didn't come with slippers like the other guys, oh well. Watch out for the homeless outside shooting up.

Love that they have underground parking ($43) a day. Check in time is 3pm, we got there at 2pm and had to wait an hour to check-in. There's a lot of transit people here (Less than 20ft from the building, but they were doing their own thing so didn't pay any attention to us). Room service selection is not great so we ordered Postmate. The lounge on th first floor opens at 5:30pm and they have an outdoor heated pool, fitness center and laundry area on the 4th floor. If you want to buy beer, buy it before you get here. The 3 liquor stores we went to sold a 12pk of Heineken for $24. Rooms were clean, toiletries we're available. They have rapid checkout and slip it through your door, which is nice.

This hotel is a nice no frills place to stay in San Francisco. It's definitely a convention hotel. The staff was very friendly and the beds were very comfortable. Decently located , although the only down side , and to be fair most places in San Francisco have to deal with this, is the number of homeless the congregate on the sidewalk outside the hotel.

nice lobby. quiet rooms. front desk needs work. no reason for a holiday inn to be as snooty as it was. they should work on creating a good pizza and put it in their menu. maybe some decent tacos, and even noodles.
good sleep though. even after they tried to upcharge us. (if you book online, be sure to save your printouts)

The rooms are good size and very clean. They are pretty well updated and nice. However they do not have convent store in the hotel, and getting a bottle of water takes a block and a half walk.

This hotel was a very pleasant surprise to my wife and myself. It is located in the Civic Center of San Francisco, not far from the Orpheum Theater. It is a little bit of a rough area, but it is very easy to get to and from the Subway nearby to the hotel and the pathway is well lit at night.

The rooms were nicely sized and the bed was comfortable. Everything was clean and well maintained. The usual Holiday Inn quality was there as well as good service from the front desk staff. We do plan to come back.

Nice clean room, convenient to the location that was the reason for our trip, very friendly staff. Just know that the surrounding area us shockingly populated with drug dealers making transactions in broad daylight without any hesitation whatsoever. I'm still stunned by what I saw - though I will say they did not approach me or make me feel particularly threatened - but the volatility of that activity puts passersby at great risk so be very careful.

Definitely more upscale than your average Holiday Inn very clean and tidy. The area has it's typical downtown bums. San Francisco spends over 200 million dollars a year for homeless, but it would be far more cost effective to have support in less expensive areas instead of encouraging them to move to expensive areas.

My stay at this hotel was brief. I was attending a conference for the day and called ahead to see their parking rates. For the price I was quoted, I instead decided to rideshare which ended up being cheaper. I would have liked to see a better sidewalk face for the building as well. It was hard to recognize where the entrance was from a distance.

Nice spacious and clean rooms. Service is great, especially the employees providing room service. Unfortunately, and this is not the fault of Holiday Inn by any means, the surrounding area is highly populated by the homeless. Holiday Inn does well to address the safety concerns by keeping the lobby well staffed by security at all hours.

This is a decent night's stay at a decent price for San Francisco. I've stayed here quite a bit because it is close to my place of work and proximity to BART Civic Center. The area is getting made over, if you haven't been here in the past couple years you will notice a lot of changes.

Second stay at this location, and both times have been good. Only disappointment was that both times we've received rooms different from what we had reserved. This second time, it was played as an "upgrade" when it wasn't. No fridge in rooms, so don't bring back food for later.

The rooms look nice, and the higher floors have nice views, and the bed was comfortable. It was clean and the staff were polite. But lots of little issues. Ran out of hot water a few times. The rooms are pretty spacious. Little to no view and the area is a tiny bit sketchy, but inside the hotel it looks clean and seems fine. There are no ceiling lights, just lots of lamps around the bed, and there are no available outlets near the bed. The location is in a very nice spot right next to the Bill Graham Civic Auditorium. Parking is spacious and quick to navigate. The front desk staff are very friendly, though some are not native speakers. The elevators are locked via keycard to ensure privacy on each floor. Our actual room was very clean and well kept, and a coffee machine with different blends is provided in each room so you don't need to leave to get your morning cup. Standard multiple locks on the door for security, and a safe with instructions under the nightstand. The front desk also has many different services and products to provide if asked for. Overall the hotel provided an enjoyable experience and I would personally recommend it to others.

The hotel was great. The room.was clean and the bed was super comfortable. Easy access from the highway. Only negative feedback I have is the parking garage. Spaces were small and if driving a suv like I was it was not easy getting out. Also the cost for parking was high for my blood but being on business I was able to have it covered by my expense account. One last comment. Bring your own food. Not many restaurants near by that were reasonably priced. And no free breakfast but there was a hole in the wall place I discovered when I walked around the block.

We first arrived to find underground protected parking available, an immediate win as anyone who has stayed in SF I'm sure will attest to. The staff was extremely friendly and courteous. The rooms were quite larger than I expected and very very clean. Fresh towels, robes and comfy slippers set out in a welcoming manner. Don't let the existence of the balcony fool you though. You won't be getting through those windows. Overall I addled myself if it could have been better in anyway and I don't think so, hence the 5 star rating. I will definitely be staying there again.

Great mid range hotel. The location may be off putting to some but it is very convenient to many transportation options and all downtown shopping and tourist exploration. The service was very quick, attentive and professional. Some rooms are better than others. Of the two rooms I stayed in, one had a more refreshed interior and minor but useful details like outlets in table lamps.

Nice room. The outdoor pool was too nasty to swim in though. Beware that this hotel is in bum central. Just outside the hotel are the most homeless people you will ever see. Vomit, urine, and poop on the sidewalks. One bum urinated right in front of us in broad daylight with hundreds of people around right on the sidewalk. Do not walk around this hotel.

Stayed for 2 nights on early APR. Reception desk was kind and nice. Room was neat and clean. My room was on 4th Fl., where opened to the rooftop and the out door pool. But the sliding door didn't slide nicely and the rooftop was not clean.

BART station was close. But there was nothing around the hotel, feeling isolated. Whenever came in and out of the hotel, I had to come across with some people looked homeless. Yet to say reasonable for a budget trip.

Overall ok, it's a Holiday Inn so it does just fine as that. However 4 stars is generous. I was curious if it was going to be a 2 or a 3. Average rooms, scetchy locks on the sliding doors, nice lobby (must be where it's rating comes from).
